The 75% passing score translates to about 90 correct answers out of 120. That sounds demanding until you remember the flip side: you can miss roughly one question in four and still pass. The exam is not designed to be perfect — it is designed to prove you know the rules well enough to originate loans safely. Most candidates do not need every chapter; they need command of the high-weight federal law content and no glaring holes elsewhere.

The Three National Content Areas

The national portion of the test is weighted roughly 60% federal mortgage law, 20% general mortgage knowledge, and 20% ethics. That weighting tells you where to spend most of your study time:

  • Federal Mortgage Law (~60%) — RESPA and TILA (including the TRID integrated disclosure rules), ECOA and fair lending, FCRA and privacy, the SAFE Act and licensing, HMDA, and consumer protection concepts such as UDAAP.
  • General Mortgage Knowledge (~20%) — conventional loan products, government programs (FHA, VA, USDA), rates, points and APR, underwriting and qualifying, appraisals and valuation, and closing, settlement and escrow.
  • Ethics (~20%) — mortgage fraud, prohibited practices, disclosure obligations, and professional conduct.

In practice, the questions are scenario-driven: you will read a borrower situation and decide which disclosure applies, which rule was violated, or what a loan originator may or may not do.

Uniform State Content (UST)

If your state requires the Uniform State Content version of the test, you will answer 13–25 questions on your state's licensing law in addition to the national questions — the exact number depends on the state. UST covers state-specific requirements: who must be licensed, state licensing and renewal rules, and state-level prohibitions. Because this content is local, generic national study materials never cover it fully — check your state's outline before exam day.

High-Yield Rules You Will See Again and Again

Across the blueprint, these specific rules appear disproportionately often:

  • TRID timelines — the Loan Estimate is due within 3 business days of a complete application; the Closing Disclosure must be delivered at least 3 business days before closing.
  • Fee tolerances — some closing cost categories have a 0% tolerance and others allow up to 10%; know which is which.
  • APR vs. interest rate — the APR includes points and fees, so it is almost always higher than the note rate.
  • PMI threshold — conventional loans above 80% loan-to-value typically require private mortgage insurance.
  • Government programs — FHA allows 3.5% down payments, VA loans allow 0 down with no PMI, and USDA loans allow 0 down in eligible rural areas.
  • ECOA protected bases — race, color, religion, national origin, sex, marital status, age, and reliance on public assistance income.
  • Rescission — borrowers have 3 business days to rescind a refinance of their primary residence (the right does not apply to purchase loans).

How to Pace the 210 Minutes

With 120 questions in 210 minutes, you have about 1.75 minutes per question — comfortably more than the 1 minute per question many candidates fear. Use this rhythm:

  • First pass: answer everything you know, flag the rest.
  • Second pass: return to flagged questions, eliminating wrong answers first.
  • Never leave blanks: an unanswered question is always wrong, so make your best guess on anything you cannot resolve.
